Development Infinity Hall – Student Housing

INTRODUCTION

Infinity Hall is a residential building tailored for Entrepreneurial students located at the University of Florida. The building can be found in the University’s Innovation Square, an urban research district that cultivates innovation and strengthens the economic and cultural viability of the community.

SERVING A PURPOSE

The University of Florida needed an entrepreneurial-focused housing development to both address the growing housing needs on campus and create a new space for students to learn and innovate. They needed the building quickly, and they needed to ensure there was going to be no credit impact.

Signet Real Estate Group specializes in project development and management and property management in the university and residential building sectors. The University connected with Signet for their specialized services, and with that partnership, Infinity Hall would become the very first residential P3 (public-private partnership) of its kind with the University of Florida.

Signet and the University utilized a Services Agreement structure resulting in no credit rating impact to the University. Under the structure, Signet served as the project developer and owner of the facility. Signet was responsible for the project delivery team and all of its activities including design, development, construction, and project financing (100% privately financed).

THE BUILDING IN DETAIL

Signet used a design and build approach to help with the speedy delivery. Signet was able to make adjustments to certain design elements, specifically the ground floor, mid-construction to accommodate some additional innovation/research space that was needed.

The residential hall offers:

  • Single suites
  • Double suites
  • Super suites

In addition to the residential living spaces in the building, Infinity Hall has over 19,000 square feet of innovation and research space for students and residents, which includes:

  • UF Fab Lab
  • Made @UF mobile application research development suite
  • UF’s Center for Entrepreneurship and Innovation
  • MINT graphic design studio

The 94,371 square foot living-learning community broke ground in May 2014 and opened for the fall semester of 2015, totaling $24,000,000 in cost.

This beautiful building is located just two blocks east of the center of campus. Infinity Hall is a 14-minute walk to the HUB, a 12-minute walk to Library West, a 21 min walk to Gator Corner Dining Hall, a 12 min. walk to Broward Fresh Food Company Dining Hall, a 16 min. walk to Ben Hill Griffin Stadium and a 20 min. walk to Reitz Union (all times estimated by Google Maps).

THE IMPACT

Currently, Signet is responsible for all facility management. Prior to working with Signet, the University had never had a privately developed residence hall, something they can now add to their existing housing portfolio.

Because of its unique location and resources, Infinity Hall provides a direct connection for students to enjoy off-campus dining options and businesses for internships. It provides students with the spaces, and technology they need to learn, grow, and innovate.

Signet served the University’s growing housing needs as well as created a space for students to reach their full potential.
