Executive Summary

In partnership with the University of New Mexico, this project is a six-story, 158,000 square foot mixed-use in- novation hub featuring apartment-style living over commercial and educational space located in close proximity to the University of New Mexico’s campus.

Project Details

The project broke ground in July 2016 and opened in August 2017. Lobo Rainforest is located at Innovate ABQ, an urban research district whose vision is to create an integrated work, live, play community that is multi-dimensional with labs, science and technology companies, and commercial businesses. The project includes over 30,000 square feet of academic, research and ofice space that is fully leased to tenants such as STC.UNM, Joseph L. Cecchi Venture Lab, Air Force Research Laboratory, Sandia National Laboratory and General Atomics. The project also features the University’s Innovation Academy; an entrepreneurial academic track for UNM’s Anderson School of Management.

Signet serves as the owner and was responsible for all design, development, construction management, and financing. The project was financed utilizing a combination of Signet provided equity and debt financing utilizing a credit tenant lease structure, which provides the project with long-term, low-cost capital. The University of New Mexico manages the facility on behalf of Signet and provides all operational functions for the students and tenants.
