Executive Summary

The first residential public-private partnership of its kind with the University of Florida, Infinity Hall is located in The University’s Innovation Square, an urban research district that cultivates innovation, and strengthens the economic and cultural viability of the community.

Project Details

The 94,371-square foot living-learning community broke ground
in May 2014, and opened for the fall semester of 2015 for the University of Florida. In addition to residential space, In nity Hall has over 19,000 square feet of innovation and research space for students which includes: UF Fab Lab, Made @UF mobile application research development suite, UF’s Center for Entrepreneurship and Innovation, and MINT graphic design studio. Private tenants include Launchpad, a Gainesville based co-work operation and incubator. Infinity remains one of the most popular choices in UF’s housing portfolio by maintaining a 100% occupancy with a standing waiting list for interested residents.

Signet and UF utilized a Services Agreement structure resulting in no credit rating impact to the University. Under the structure, Signet serves as the project developer and owner of the facility. Signet was responsible for the project delivery team and all of its activities including design, development, construction, and project financing. Signet also is responsible for all facility management for Infinity. UF includes the property as part of its on- campus housing offerings to students. University’s Office of Residence Life & Housing manages the application, assignment and contracting processes for the project in the same fashion as other on-campus housing facilities.
